The position is based in Tokyo. The resource handles and leads all Store Planning activities related to the development of luxury boutiques. The Project Manager is in charge of technical/time/cost/quality/Maintenance control. Duties: supervise and handle the entire process of the project, from location due-diligence to layout definition, in coordination with SP HQ, organization up to final store delivery, respecting LP concept guidelines as well as all local requirements, acting as point of reference for all professional representatives involved, internal and external to the company.

The Project Manager works closely with Corporate and Regional teams (Retail, Product, Finance, Legal, Visual Merchandising, Procurement, IT, Loss Prevention) to ensure the accurate development of all aspects of the project which also include the direct control and responsibility of other aspects: Procurement, Admin, Logistic. The PM is also responsible for hiring and leading external consultants as architects, engineers, contractors and direct vendors, together with HQ Procurement Dept. As well, to handle costs, bidding, scheduling, mock-ups and quality of projects from planning to construction. The position, comprehensive of all described duties, reports directly to Managing Director Japan and functionally to Store Planning HQ team. Duties among others: • Prepare feasibility studies, to evaluate locations and preliminary/detailed estimate budgets and timing • Supervise and coordinate all architectural and construction activities involved with the renovation or creation of a new boutique, from SIS to Flagship • Collaborate with us, internal partners, and leading all external consultants (External Design consultant/Local Architects/M&E/Engineers/Contractors/ Vendors/ LL) to establish required results, schedule parameters, and track resolution of outstanding issues • Collaborate with Finance Dept. to finalize budgets estimate, accurately report any variations within project spending and forecast and with Legal Dept. to revise Lease technical content and terms, finalize contracts • Collect start-up information and preliminary project brief from Region (Region Presidents, Retail Managers, Partners, etc.) in accordance with company commercial requirements, sharing to SP Corporate for the development of store design • Establish contact with Landlords technical and Leasing team, to get location drawings, guidelines and all other necessary technical start-up information • Continue to actively collaborate with the store and relevant parties to maintain the store's aesthetic appeal and functionality, befitting a luxury brand after opening.

Skills and abilities required: • Education: Degree in Architecture or related Engineering fields (University degree or equivalent • Work experience: Project Manager: 7-8 years of applicable Retail experience inside a comparable Luxury international company or similar complexity, familiarity with Indirect Procurement process • Computer skills: Microsoft Office applications, Adobe Creative Suite, and AutoCAD; familiarity with SAP • Experience in Retail construction. Proficiency in architectural drawings, construction terminology, methods, and standard methodologies • Leadership, strong negotiation and prioritization skills, problem solving, decision-making. Able to work independently under pressure and handle tight dead-lines, but also collaboratively with cross functional teams • Detail oriented and multitasking approach. Proactive and highly organized, able to mix creative and managerial skills • Excellent command in written and spoken English • Available to travel domestically and internationally
